About
A design-build company built on follow-through.
Pocatko Builders designs and builds outdoor living spaces, additions, remodels and custom homes across Lake Wylie, Fort Mill, Tega Cay and the greater Charlotte area.
Meet the Owner
Hi, I’m Josh.
I started Pocatko Builders because I like building things the right way, and I like the people I build them for.
Before construction, I spent years in corporate operations management, running teams, schedules and budgets. I brought that discipline with me. Every project gets a 3D design, a clear line-item proposal, a real schedule and a builder who picks up the phone.
I’m based right here in Lake Wylie, and I personally handle the estimating, design and project management on every job. I partner with licensed trades I trust, and I’m on site making sure the work meets my standard: the details you see and the ones you don’t.
When I’m not on a job, you’ll usually find me with my family or on the water with a fly rod.

How We Work
What you can count on
01
One point of contact
You deal with Josh from the first call to the final walkthrough. No hand-offs, no guessing who to call.
02
Clear, line-item pricing
Every proposal is broken out line by line, so you see exactly what you’re paying for before anything starts.
03
Designed before it’s built
We model projects in 3D first, so layout, stairs, rails and finishes are settled on screen instead of on site.
04
Built for the Carolinas
Material and detailing choices made for our heat, humidity, storms and soil.
