Process
A clear path from idea to finished project.
Design-build means one company handles your project from the first conversation to the final walkthrough. Here’s how it works.

Step by Step
How a Pocatko project comes together
01
Discovery call
A quick call to talk through what you want to build, your timeline and a realistic budget range.
02
Site visit & measure
We walk the property, take measurements and photos, and note grade, setbacks, HOA rules and anything else that affects the design.
03
Design
We model the project in 3D so you can see layout, heights, stairs and finishes before anything is ordered.
04
Line-item proposal
You receive a detailed proposal with every part of the work broken out, plus a clear payment schedule tied to progress.
05
Permits & scheduling
We pull permits, handle HOA submittals where needed and lock in materials and trade schedules.
06
Construction
Josh manages the job from start to finish with regular updates, so you always know what’s happening and what’s next.
07
Walkthrough & closeout
We walk the finished project with you, complete the punch list and make sure everything is right before we call it done.

Questions
Common questions
Do you take small repair or handyman jobs?
We focus on complete projects such as decks, porches, additions, remodels and custom homes. We don’t take standalone repair or handyman work, but we handle small items that come up while we’re already on your project.
What areas do you serve?
Lake Wylie, Fort Mill, Tega Cay, Clover, Rock Hill and York County in South Carolina, plus south Charlotte, Mecklenburg County and Gaston County in North Carolina.
Do you handle permits and HOA approvals?
Yes. Permitting and HOA submittals are part of our pre-construction process.
How is pricing structured?
You get a detailed line-item proposal before work begins. Payments are a signing deposit followed by milestone payments tied to progress.
Can I see the design before we build?
Yes. We model projects in 3D so you can review layout and details before materials are ordered.
